NOTICE:

By bidding on this space, you agree to the following additional terms and conditions:

1. Stephen's Self-Storage does not accept any liability for the contents of the awarded space. Contents are awarded as-is and no guaranties or warranties of any kind are expressed or implied. Further, you agree to indemnify and hold harmless Stephen's Self-Storage from injury or loss of property to yourself and/or any guests that may enter the property to remove contents.

2. The contents of the awarded unit must be removed and the unit swept clean within 72 hours of the conclusion of the sale.

3. Payment must be made in the storage office in cash between the hours of 9:30 AM and 1:00PM. A cash receipt will be provided to the winning bidder.

4. All Bidders acknowledge that they are bidding on all items within the unit and all items must be removed and the unit must be cleaned. In the event that winning bidder does not remove all items or does not leave the unit clean, Stephen's Self-Storage will charge the winning bidder its costs in removing such items and/or cleaning the unit.

5. The winning bidder must provide a $175.00 security deposit and PHOTO ID. Should the buyer fail to remove the contents or sign a lease to rent the space within 72 hours, the security deposit will be forfeited and be applied towards unit rental costs. The buyer will automatically pay one-month's rent on the space and continue to pay monthly rent until the contents are emptied. In no way does the $175.00 deposit limit the winning bidders total costs of rent, cleaning or removal of items should the winning bidder fail to remove the entire contents.

6. The winning bidder is responsible for securing the storage unit holding the property with their own lock until the property is removed. The unit must be secured at all times until it is emptied.

7. Stephen's Self-Storage reserves the right to refuse entrance to any Buyer at future auctions due to failure to follow these rules or any other unacceptable behavior at the property.

8. Bidders must be at least 18 years old.

9. Photography and video recordings are not permitted on Stephen's Self-Storage Property without the express written consent of the owner.

10. Buyer must immediately return all papers, documents and/or photos that are contain private, personal or sensitive information to Stephen's Self-Storage immediately upon Buyer's discovery of such documentation.

11. Firearms are not included in the sale and Buyer agrees to immediately contact law enforcement upon discovery of any firearms in the storage space and turn any such firearms over to law enforcement.

12. Titled vehicles are not included in the sale.
